Sellers are meeting the market. Homes across our six communities closed at 95 to 98% of asking in June 2026, and the median seller took a $12,500 cut, 3.6% of list, before negotiating. Concessions are back on the table: closing-cost credits, repairs, rate buydowns.

Where the negotiating room is

Every community tells its own story. Hockley closed at 95% of asking in June 2026, Waller at 97%, with 49 to 59 days on market. Tomball and Katy moved faster at 41 to 42 days, Cypress took 71, and every community still closed under asking. We read the micro-market before we write the offer.

What a rate really costs

The 30-year fixed averaged 6.66% on July 30, 2026, down from 6.74% a year ago. Freddie Mac's chief economist says shopping lenders can save thousands over the life of a loan. We put vetted lenders in front of every buyer, and they compete.

Do I have to pay my buyer's agent out of pocket? +

Not necessarily. Since August 2024, buyers sign a written agreement before touring, and it states exactly what your agent earns. Compensation is negotiable, and can be as low as $0. Sellers can still pay it, and you can ask for that inside your offer. In a market closing at 95 to 98% of asking, concessions like this are on the table.

How much do I need for a down payment? +

Less than the 20% you have heard. First-time buyers put down a median of 10% in 2025, and 92% financed their purchase. FHA loans need 3.5% down with a 580 credit score. VA loans need no down payment at all. Your written buying plan shows the exact number for your situation.

Is now a good time to buy in Northwest Houston? +

The data says buyers hold their strongest position in years: 5.2 months of supply, 52 days on market, closings at 95 to 98% of asking, and a median price cut of $12,500. Rates sit at 6.66%, below a year ago. Nobody times a market perfectly, but leverage this clear is rare.

What are closing costs, and can I avoid them? +

Budget 2% to 5% of the purchase price for lender, title and escrow fees. You cannot skip them, but you can negotiate them. Seller credits toward closing costs are a standard part of the offers we write in this market.

How long does it take to buy a house? +

The median search ran 10 weeks in 2025. Here, homes sit 41 to 71 days, so you can inspect and negotiate without panic. Most of our buyers close 30 to 45 days after contract.

Can I look at homes before signing anything? +

Yes. Open houses need no paperwork, ever. A written agreement is required before private tours with an agent, nationally since August 17, 2024. Ours comes with a plain-English walkthrough first, and it is negotiable. If we are not a fit, you walk away.
