It depends more on your next move than on the headlines. June 2026 is a buyer's market: 5.2 months of supply and a 52-day median sale timeline across the metro. But well-priced homes in Cypress, Tomball and Katy still went under contract in about six weeks, and pending sales rose 12.3% year over year. The right question is what waiting costs against your next purchase, and we model both sides with you.

How long will it take to sell? +

Across the six communities we track, median days on market ran 41 to 71 in June 2026: 71 in Cypress at the slow end, 41 in Katy at the fast end, with Tomball at 42 and Waller at 59 in between. Add two to four weeks of prep before launch and roughly 30 days from contract to close, and most sellers should plan on a three-to-five-month timeline end to end.

Should I sell my house myself instead? +

If you already know your buyer, possibly. Thirty percent of by-owner sellers sold to a friend, relative or neighbor. On the open market the comparison is stark: agent-assisted sales closed at a median $425,000 against $360,000 for solo sales, and only 5% of sellers chose the solo path, an all-time low. Pricing, preparation and marketing are the three tasks solo sellers themselves rate hardest.
